  • We’re there for you when accidents happen. We have thought about the worst-case scenarios and have you covered; however we can’t cover everything and you must ensure you have other regular insurance such as sickness, injury, home contents, travel etc.

  • Note that all insurance on this page applies to Australian and NZ Hosts and Guest Xchanges only. International Guests are covered when staying with Hosts in Australia.

Public Liability

Up to AUS $10 million public and products liability policy covering users for home services in exchange for accommodation, and vice versa, during the length of the stay, provided the Xchange is made directly via The Room Xchange platform.

No Additional Costs

You pay no extra fees to be covered by our insurance.

You are only covered by The Room Xchange insurance, during the period of a stay facilitated by The Room Xchange. Any additional stay solicited outside of the platform is NOT COVERED.

In Partnership with Intuitive Insurance

  • Intuitive Insurance has arranged The Room Xchange’s policy.
  • Broadform Liability issued by Chubb – covering Public & Products Liability for the platform and users for the business activities listed.

Public Liability Insurance Summary

Subject to the policy terms and conditions always (including payment of an excess), Liability Insurance is secured and extended to cover all Hosts and Guests providing services via The Room Xchange platform against legal liability from any demands for compensation arising from any actual or alleged personal injury and/or property damage to any third parties.

The following services are covered: Host and Guest Xchanges incidental thereto ONLY when provided via the theroomxchange.com web platform.

Chubb shall indemnify the Insured against all sums, which the Insured shall become legally liable to pay as Compensation in respect of:

  1. Personal Injury
  2. Property Damage

first happening during the Policy Period within the Policy Territory as a result of an Occurrence in connection with the Business.

What is not Covered by the Policy

By way of endorsement to the Policy, the parties agree as follows (subject otherwise to all other terms, conditions, Limits of Liability and exclusions of the Policy):

1. Personal Injury to Contractors, Subcontractors and Labour Hire Personnel Exclusion

This Policy does not indemnify the Insured or any third party beneficiary for any liability directly or indirectly caused by, arising out of or in any way connected with Personal Injury to any contractor or subcontractor or labour hire personnel of the Insured or employee of any contractor or subcontractor or labour hire personnel of the Insured whilst such employee or contractor or subcontractor or labour hire personnel is acting in such capacity.

In all other respects this Policy remains unaltered.

By way of endorsement to the Policy, the parties agree as follows (subject otherwise to all other terms, conditions, Limits of Liability and exclusions of the Policy):

2. Molestation Exclusion

This Policy does not indemnify the Insured or any third party beneficiary for any liability directly or indirectly caused by, arising out of or in any way connected with any actual, threatened or perceived sexual assault, sexual harassment or molestation.

Hosts must ensure they do the appropriate background checks when inviting a Guest into their home.

3. Professional Indemnity Exclusion

This Policy does not indemnify the Insured or any third party beneficiary for any liability directly or indirectly caused by, arising out of or in any way connected with the rendering of or failure to render professional advice or service by the Insured or any error or omission connected therewith.

Common Questions

How does the Public and Products Liability Insurance Policy work?

The insurance policy under the Public Liability Insurance Policy is provided through Chubb one of the world’s most reputable insurance organisations.

The Room Xchange is the policyholder under the policy and The Room Xchange Hosts and Guests, where applicable, are covered by the terms and conditions highlighted above.In the event you are held legally liable to a third party for death or injury, or loss or damage of property resulting from your negligence, you must notify us immediately and forward all documents and information relevant to such event. You mush not, without Chubb’s prior written consent, make any admission, offer, promise of payment. A claims manager will be appointed to administer and resolve the matter in accordance with policies agreed to with The Room Xchange.

Do I need to do anything to be covered under The Room Xchange Insurance Policy?

Agreeing to the terms and conditions when completing your profile and paying $2 per night per Xchange on The Room Xchange platform covers you under the Public and Products Liability Insurance Policy for occurrences during The Room Xchange Xchanges, subject to the policy terms.

What if my Guest burns down my home?

The Host still needs home and contents insurance for their own house. If the Host’s insurer finds that there has been negligence from their Guest they will ask them to file a claim against the Guest. This is when The Room Xchange Public Liability Policy steps in when the Guest does not have their insurance.

How do you uncover who is liable?

Each claim is treated as a separate case and policy. The Host, Guest and The Room Xchange are all reviewed separately.

What is the excess?

The excess is $5000 and is borne and payable by you. Chubb liability to indemnify you only applies in respect of the amount of defence costs and compensation that exceeds the deductible.
